EASY TIPS FOR A CLEANER INSPECTION REPORT

 

The following are some simple and relatively inexpensive repairs that you can make prior to the home inspection that will make the process go a little smoother

·      Replace all light bulbs that are burned out

·      Replace all missing plug and switch plate covers

·      Clean or replace furnace/AC filters

·      Clean shower heads and faucets that are clogged with deposits

·      Repair faucets that drip or leak at the stem

·      Balance ceiling fans that wobble

·      Unclog slow drains

·      Clean dirty gutters

·      Install anti-siphon loop on dishwasher

·      Tighten loose toilets and replace defective flappers

·      Adjust door knobs so that doors latch securely

·      Extend AC condensation line three (3) feet from house

·      Make sure screens are present on all windows

·      Move loose boards and cut logs away from house. They are conducive to termites.

·      Caulk around faucets and sink where missing.

·      Fill in cracked or loose grout with pre-made grout from home improvement store.

·      Add anti-siphon devices to exterior faucets where missing

The following are frequently seen on inspection reports as well; however, they will most likely require a professional to correct                                                                                                                         

·      Install GFCI plugs in kitchen, baths and exterior        

·      missing ARC fault protectors

·      Raise water heater in garage and adjoining areas 18” off the floor
